Domestic Oil Tank Installation & Replacement

When to replace, what a proper job includes, bunded vs single-skin, the regulations that apply, and how we work across Wiltshire — usually within the same week.

If your home runs on heating oil, domestic oil tank installation and replacement is one of the more important jobs you'll book — and the stakes are higher than most people realise. An ageing, corroded or poorly installed tank isn't just an inconvenience; a failure can mean ground contamination, an insurance dispute and a clean-up bill far larger than a planned replacement would ever cost.

⚠️ Tank leaking right now? Stop using the system if you can and message us straight away. We prioritise leaks and pollution risks and can usually attend within the same week.

When does a tank need installing or replacing?

Most homeowners don't replace a tank until a red flag appears — a persistent smell, a stain, or a warning from a service engineer. That reactive approach can be costly. If your tank is leaking, weeping at the seams, badly corroded or simply past its working life, it needs replacing before it fails completely. Book a replacement if you notice any of the following:

  • Oil stains, weeping seams, or puddles around the base
  • Visible cracks, dents, or bulging panels
  • A persistent, strong smell of oil outdoors
  • The tank is 15 years old or more
  • Your insurer or engineer has flagged it
  • You're switching supplier and they require an inspection

New builds and properties moving away from mains gas also need a compliant fresh oil tank installation from scratch, sized and sited correctly from day one.

What's included in a proper replacement

A proper replacement isn't just swapping one tank for another. Done correctly, the job covers everything from the survey through to certification. Our fixed-price replacement service includes:

  • Free site survey to assess tank size, siting and base condition
  • UK-made bunded or single-skin tank selected for your site
  • Compliant base preparation to current standards
  • New pipework connected safely and correctly
  • Removal of the old tank and licensed recycling
  • Building Regulations certification (self-certified where required)

No hidden extras. No vague timelines. You get a fixed quote after survey, and we turn up when we say we will.

Bunded vs single-skin: which do you need?

This is the question we get on almost every survey. A bunded tank is a tank within a tank — an inner tank holds the oil and an outer skin (the bund) holds at least 110% of the contents, so a leak is safely contained. In 2026, a bunded tank is required in most modern installs. It's typically required:

  • Within 10 metres of a watercourse or 50 metres of a spring, well or borehole
  • Where the ground falls towards a drain, ditch or watercourse
  • Where a spill could reach a hard-surface drain
  • Where your insurer specifically requires one

Single-skin tanks are still compliant in some lower-risk locations, but they're becoming less common in new installs. We'll advise honestly on the right tank for your site, based on a real survey. Our bunded tank guide explains the difference in full.

Oil tank installation regulations in 2026

Domestic oil tank installation is notifiable work under Building Regulations. That means it has to be done right, documented and certified. A qualified engineer can self-certify the work and issue a completion certificate without you having to involve the local authority separately. The UK oil tank regulations cover three main areas:

  1. Bunding requirements: based on site risk assessment and proximity to watercourses, drains and groundwater sources.
  2. Fire separation distances: minimum distances from buildings, boundaries and oil-fired appliances. Fire-rated barriers can allow closer installation in some cases.
  3. Building Regulations notification: required for all new installs and replacements; self-certification is the standard route.

Getting this wrong doesn't just risk a fine — it can invalidate your home insurance and leave you personally liable for any contamination. We handle all the paperwork and certification as part of every job.

How much does it cost?

Pricing depends on tank size, bunded versus single-skin, whether the base needs rebuilding, and how complex the removal of the old tank is. There's no honest way to quote a fixed number without seeing the site first. What we can tell you is that a full replacement covers everything in one price — no surprise add-ons for base work, pipework or disposal. The key factors:

  • Tank type and size: a bunded tank costs more than single-skin, but it's now standard for most sites.
  • Base condition: a cracked or non-compliant base needs rebuilding to current standards.
  • Access: tight gates, narrow paths or awkward garden layouts add time.
  • Old tank condition: a badly corroded or contaminated tank requires more careful decommissioning.

Safe removal and disposal

An old oil tank can't just be dragged out and skipped. Residual oil and sludge make it hazardous waste, requiring licensed handling. Our removal and disposal service is included as standard in every replacement: we drain the residual oil, disconnect the pipework, cut the tank down on site if required, and take the old one away for recycling. For contaminated or leaked tanks, we can also advise on any ground remediation needed before a new tank goes in.

Keeping a tank healthy between installs

Annual servicing is the single best thing you can do to extend tank life and protect your insurance. Our annual servicing covers visual and structural inspection, bund integrity checks, gauge and valve condition, and a written report. Issues caught early are far cheaper to fix than a full replacement under emergency conditions — and many policies require evidence of annual inspection for a leak claim to be valid.

Installation & replacement across Wiltshire

Many homes across Wiltshire — particularly in the outlying villages off the mains gas network — rely entirely on heating oil. When your tank needs replacing, you want a genuinely local team who can be out quickly, not a national booking line. We cover the whole county, including Salisbury, Swindon, Chippenham, Trowbridge, Devizes, Marlborough and Warminster, plus the rural villages in between.

We're a family-run team based in Wiltshire — not a call centre taking bookings for engineers you'll never speak to. Same-week service is our standard, not a premium add-on, and for leak and pollution emergencies we make it a priority.

Installation & replacement FAQs

How long does a domestic oil tank installation take?

Most installations and replacements are completed in a single day. The exact time depends on site access, base preparation, and whether the old tank needs careful decommissioning due to contamination or leaks.

Do I need planning permission?

Most domestic installations fall under permitted development and don't require planning permission, but they do require Building Regulations notification — handled through self-certification, so no separate application is usually needed.

Can I replace a single-skin tank with a bunded one myself?

No. This is notifiable work under Building Regulations and must be carried out by a qualified engineer to be legally certified. DIY installation cannot be self-certified and could invalidate your home insurance.

How do I know if my tank needs replacing or just repairing?

Tanks older than 15 years with corrosion, staining or weeping seams almost always need full replacement. Repairs to single-skin tanks at the end of their life are short-term and often don't satisfy insurer requirements. A free survey gives an honest assessment.

Leaking, Corroded or Out-of-Date Tank?
